LOL, that is NOT going to be enough space for twins. I had three babies in 26 months (no multiples by the way). As a woman who went from 0 - 3 very quickly I will tell you now to forego swank for space. Think large traditional in East Cobb.

ditto.

you really think a three-story, 3 bedroom, 3.5 bathroom townhouse is too small for twins? it might be hard to tell from the pictures, but it's pretty roomy—much bigger than our place now. i love this because a) it is our style and b) i can walk to so much stuff. i'm totally not a suburban girl where you have to use your car for everything. walk-ability is a big thing for me.

babymama...I think you're just jealous. I grew up in a house very similar and we had tons of room. Instead of our house being filled with toys and things, we were able to use the city as our playground and grew to appreaciate where we lived.

Holly, that house is georgeous!

Woww, I LOVE that townhouse...everything about it. I especially love all of the white/silver. It's so beautiful!!

I don't think it's too small at all. 3.5 bathrooms for 4 people?? Not too small at all! I totally have to live in a place with good walkability, too :)

Whatever you do, don't move OTP (outside the perimeter). That was the best piece of advice someone gave me when we moved to Atlanta, and I thank that person in my mind at least once a week....10 years later!

Aside from the space issue, you might want to look into the school situation wherever you move, because pre-school/elementary school considerations are huge in Atlanta. HUGE. It may seem like a long time away, but if you are not happy with the school district and/or you are not close to the private schools, then you will be moving in a few years.

Anyway, beautiful pictures!

Eeek! I'm sorry, my post did come off badly. I didn't take a sec to pepper it with an exclamation point and/or smiley so my tone was misinterpreted. I truly was just chuckling because the pictures you posted made the townhouse seem small to me - well too small for a family with twins. I don't have the plans of course so the pics were all I was going by. I'm only trying to help you avoid buying too small because I'm sure with two little ones you will not want to even think about moving again, and you will want to be happy in your new house. So, with that in mind I will elaborate on my thinking, and feel free to skip it! Ok, the pic of the dining/living area combo - will that be the main living area? Remember that the main living area will be where you will spend most of your time with the children. Also, consider overnight guests. Are there enough bedrooms? I posted the first time without noticing your tag line about being a city person, after I saw that I realized that suggesting East Cobb was a mistake. :-) You will be inside a lot, rainy days, hot days, you'll just need as much space as you can afford, that's the best advice I can give I guess. We are in a large house, 6,000 square feet (it's a sprawling ranch on a full finished basement) 5 bedrooms and an office with a trundle bed, and we fill it! We have family who live out of town though, so often our guest bedrooms are full because of that. Good luck! PS - I must have been sleep deprived when I posted the first time, I can't believe the tacky nickname I chose. This time I will use my real name, which is a little more refined. :-) My kids are 3.5, 2.5, and 1.5, need I say more? ;-)

Oh, there was one more thing I wanted to mention. STAIRS! A three story townhouse may prove to be rough when carrying two babies, and eventually heavy toddlers, up and down regularly. And trust me they will both need to, and eventually cry to, both be carried down and many times as they get older you might need to carry them together because one will scream while the other has to wait to be carried up or down. I was pregnant with my third and needind to carry my two young toddlers up and down, it was tough! That was when we decided to move to East Cobb and we specifically looked for a ranch on a basement. Mine are so young and all so close in age that it was a must for us. All the 'main' bedrooms are on the main floor of the house. I can't tell you how often I need to go to their bedrooms for this or that, and back and forth getting someone up from a nap. I love love love traditionals but due to my particular family make up I had to go with practicality. I love the inside of my house and the functionality of it. I do love that you don't walk in and immediately know where each room is as in a traditional. I do love the exteriors of the traditionals though.

oh no, bonnie! i didn't mean to make you feel bad! i was genuinely asking if you really thought that was too small. i've never been a mom before, so i really have no idea!! you have, so i really value your opinion.

until now, tripper and i have been able to do things our way. we enjoy living in a smaller, but swankier space and love living in town. i realize with twins on the way we'll have to give up certain things (all for good reason) and make choices not just based on the two of us. i was hoping location wouldn't have to be one of the things to go.

since we can't really afford our dream house in our dream neighborhood now, our plan was to live in the next place for around 5 years and then hopefully upgrade once again. we were thinking the townhouse would be big enough while the twins are little and when it comes time for them to want their own rooms, it would come time for us to start looking again. we made sure the elementary school is a good one in case our plans change and we are there longer than expected. it is.

the townhouse is a little over 2,000 square feet, so nowhere near the 6,000 you have! but, it's got a bedroom for us, a cute bedroom for a nursery and a guest room as well. the living/dining space is comparable to the space we currently have. along with the kitchen, it takes up one entire floor of the three stories. there's also a two-car garage for storage (we've never had that before!) and a ton of closet space.

what i don't want to happen is for us to move in and realize we're already bursting at the seems. i guess we wouldn't know any better though, right?!? ;)

As a Realtor, I will boldly say that the pictures of your condo are incredible - stylish - clean - sophisticated - impressive. That will be the case when any prospective buyer walks into your home.

From a woman's stand point, I love your decorating style and am humbly jealous (in such a good way) of what you've done... I may have to copy! HA
